Protect Your Home & Belongings - Tenant Insurance Explained
Tenant Insurance helps protect your personal belongings and provides important liability coverage. It is required for all new LMCH tenants and strongly recommended for all households.
- What is Tenant Insurance?
Tenant insurance (sometimes called renters insurance) helps protect you financially if something unexpected happens in your home.
It can help cover:
- Damage to or loss of your personal belongings
- Accidental damage to your unit or the building
- Injury to someone in your home
- Temporary living expenses if your unit becomes uninhabitable due to an insured loss
Tenant insurance does not cover damage to the building itself - that is the landlord's responsibility.
- What does Tenant Insurance Cover?
Personal Belongings - it covers items like:
- Furniture
- Clothing
- Electronics
- Small appliances
If these items are damaged or stolen due to events like fire, flooding, or theft, your insurance may help replace them.
Personal Liability - it helps protect you if:
- Someone is injured in your unit
- You accidentally damage another unit or common area
This coverage can help with legal or repair costs.
Additional Living Expenses - if your unit cannot be lived in due to an insured loss, tenant insurance may help pay for:
- Temporary accommodations
- Meals
- Other necessary expenses
- LMCH Tenant Insurance Requirements
- Tenants who signed a lease after April 1, 2025 are required to show proof of renter’s insurance prior to signing the lease. It is the tenant’s responsibility to obtain insurance.
- Contents or Renter’s Insurance is not mandatory for anyone who signed a lease before April 1, 2025, but we highly encourage having it. It is the tenant’s responsibility to obtain insurance.
- LMCH’s insurance will not cover replacement of tenant belongings due to fire, flood, or another emergency.
Your lease agreement outlines the specific insurance requirements.
Important: Tenant insurance protects you. Without it, you may be responsible for the full cost of damages, loss, or liability.
- How to Get Tenant Insurance
You can purchase tenant insurance through:
- An insurance broker
- Your bank
- Online insurance providers

LMCH also partners with the HSC Tenant Insurance Program, which offers affordable insurance options designed for tenants.
